Project Assignment:
Prepare design documents and construction administration for the exterior façade improvements of 11 buildings.  Leavitt Homes is a public housing family development consisting of 61 buildings. Work included preparation of: Design Drawings, Project Manual, and Construction Monitoring.

Project Details:
The project scope was to provide A/E services to LMHA to improve and update the appearance of the buildings and repair deficiencies inherent to the original design.  Building designs provided a variety of complimentary color schemes determined in Phase I and II by CHS carried through to Phase III of the project.  Energy improvements were achieved at the building areas under construction. 
 
CHS began the process by meeting with executive staff to understand their concerns and objectives.

Project Assessment:   CHS conducted a thorough development assessment which included:

  • Inspection of 100% of the exterior of each building.
  • Evaluation of infrastructure.
  • Improve energy efficiency.
  • Identify buildings for Phase I within allowed budget
  • Identify materials for maintenance ease and consistency compliant with HUD standards.

Building Design:  CHS’s design removed existing T1-11 siding from buildings, exterior walls were insulated and finished with stucco.  Existing single pane windows were removed and replaced with thermal insulated windows.  Deteriorating roofs were removed and replaced and vented dormers installed. Chimney liners and flus were installed as a cost effective solution for hot water ventilation at the deteriorated and damaged chimneys.  Existing aluminum siding was removed and replaced with insulation and vinyl siding.  Existing front porch canopies were sided and columns replaced.  Concrete at front/rear stoops and walkway/sidewalk concrete was replaced at deteriorated locations.  Exterior shutters and mailboxes were replaced with new shutters and locking mailboxes.  Rear yard fencing was removed to improve the safety of the tenants.  Rear yards and common areas were graded to new and existing drains to remove standing water.
