Project Assignment:
Prepare a 20-year Strategic Plan for this low-income housing development. Work included preparation of: Physical Needs Assessment (PNA).
Assignment Details:
The overall goal was to develop a Strategic Plan that will help in management and funding of modernization at the development. The report is intended to help management achieve the goal of providing quality affordable housing for the next 20 years.
CHS began the process by meeting with property management and maintenance staff to understand their concerns and objectives.
PNA: CHS conducted thorough development and unit assessments which included:
- Inspection of 100% of each development site.
- Inspection of 100% of the exterior of each building.
- Inspection of 10% of the dwelling units.
- Review of Section 504 (HC) compliance.
- Review of environmental reports.
- Evaluation of infrastructure and mechanical systems.
PNA Report: CHS prepared a comprehensive report outlining the physical aspects, needs, recommendations, and costs for the development for the next 20 years. The report also includes photographs, demographic information, floor plans, maps, aerial photographs, and other useful information regarding the property.
