Project Assignment:
Prepare design and construction documents for the renovation of 24 dwelling units in 4 buildings. Prepare design and construction documents for all site related components.
Assignment Details:
The overall goal was to improve the marketability, livability and longevity of the buildings and units.
CHS began the process by completing an exhaustive inspection of the existing building and site conditions. This was achieved by the following:
- Inspection of 100% of the site-(1 acre.)
- Inspection of 100% of the exterior of each building (4).
- .Inspection of 100% of the dwelling units (24 units).
- Assessment of Section 504 (HC) compliance.
- Environmental inspections and reports.
- Evaluation of infrastructure, electrical, plumbing and mechanical systems.
Design- CHS worked closely with the owners to create the preliminary & final design for the project. The following is a list of approved design elements:

- Conversion of 24 units to 22 units.
- Façade and finish Improvements components
- •Construction Documents
- Unit matrix to identify the number of each unit •Cost Estimating layouts
- Floor plan layouts for 2, 3 & 4 bedroom town homes.
- (2) Handicap accessible units.
- New central air for each unit.
- New washer and dryer hookups for each unit
- Full mechanical, electrical and plumbing upgrades.
