Project Assignment:
Prepare design and construction documents for the renovation of 103 dwelling units in 93 buildings; 4,000 square foot community building addition, new 8,000 square foot maintenance facility. Prepare design and construction documents for all site related components, signage and fencing.
Assignment Details:
The overall goal was to improve the marketability, livability and longevity of the Fay Apartment complex. CHS began the process by completing an exhaustive inspection of the existing building and site conditions. This was achieved by the following:
- Inspection of 100% of the site- (83 acres.)
- Inspection of 100% of the exterior of each building (112).
- Inspection of 75% of the dwelling units (+/-500 units).
- Assessment of Section 504 (HC) compliance.
- Environmental inspections and reports.
- Evaluation of infrastructure, electrical, plumbing and mechanical systems.
Design- CHS worked closely with owners, management, the City of Cincinnati and a pre-selected general contractor to create the preliminary & final design for the project. The following is a list of approved design elements:
- Demolition of 19 buildings.
- Creation of 4 villages within the site-each with an identifiable type of façade, landscaping, signage, color scheme. office and laundry facility.
- Façade and finish Improvements
- Unit matrix to identify the number of each unit layout.
- Floor plan layouts for 1-bedroom flats, 2 & 3 bedroom town homes.
- Handicap accessible units.
- Satellite laundry and office units.
- 8,000 square foot maintenance building
- 4,000 square foot community building addition
