Project Assignment:
Prepare design and construction documents for interior and exterior improvements of 120 units in 10 buildings at Savannah Gardens Apartments.

Assignment Details:
The overall goal was to improve the livability, marketability, and longevity of the buildings and units. CHS began the process by completing an exhaustive inspection of the existing building and site conditions. This was achieved by the following:

  • Inspection of 100% of the site.
  • Inspection of 100% of the exterior of each building (10).
  • Inspection of 25% of each unit type (1 & 2-bedroom flats).
  • Inspection of site ADA compliance to the entrance of the management building.

Design- CHS worked closely with the owners to create the preliminary & final design for the project. The following is a list of approved design elements:

  • Siding and soffit replacement.
  • Exterior painting and trim replacement.
  • Window and patio door replacement.
  • Site and parking lot Improvements.
  • Playground equipment replacement.
  • Concrete walk and step replacement.
  • Roof, gutter and downspout replacement.
  • Brick repair, pointing, cleaning and sealing.
  • Balcony porch repairs.
  • Common hallway upgrades and repairs.
  • Interior unit bathroom and kitchen replacement.
  • Floor finish replacement.
  • Mechanical equipment upgrades.
  • Exterior lighting upgrades.
  • Management office upgrades.
  • Common laundry room upgrades
  • Demolition of obsolete building.
