Project Assignment:
Prepare drawings and specifications for replacement of exterior siding, trim, and accessories. Prepare drawings and specifications for replacement of asphalt paving and associated site work.
Perform Construction Contract Administration services through the construction period to assist in the bidding process, record construction progress, recommend periodic payments to the contractor, and assist with any questions, or changes in the work.
Assignment Details:
The overall goal was to develop a separate set of plans and specifications that could be competitively bid among several contractors for the replacement of the exterior siding and site work.
The existing aluminum siding was faded, damaged, and unsightly. The owner had recently replaced the windows and wanted to improve the rest of the exterior appearance of the buildings. This task was more difficult at the back of the buildings as air conditioning linesets, condensate drains, cable, and other systems have been added to the building since construction. These items had to be organized and enclosed in an attractive cover to achieve an acceptable appearance.
The existing asphalt pavement was worn and in need of replacement. There are several trash dumpsters that are placed at the will of the trash collectors. These needed an enclosure to secure their location and screen them from view. Lastly there is an area where water drains off the parking lot and floods several units. A retaining wall and underground storm piping is needed to collect and redistribute the storm water.
The process started with a meeting between CHS staff and the owner to discuss desired scope of work and budget for the project. Plans and specifications were drafted as well as a detailed cost estimate. During the bidding period, CHS was available to answer any questions the bidders had with the documents.
During the construction phase, CHS was present for progress meetings with the owner and the contractor. Field Reports including photographs were generated to record progress and decisions made at the meetings. CHS was available to the contractor to answer questions that arose during construction. CHS assisted the owner in developing a “punch list” of deficiencies to be corrected by the contractor as portions of the project were completed. |
