CHS has found that Energy Audits and Utility Allowance analysis fall short in terms of addressing the true needs of affordable housing. Though these are valuable tools, they do not take into consideration the entire design solution.
For example; an energy audit may identify an entry door on a multi-family building entrance to be in need of replacement because the door, closer and latch has been vandalized. Simply replacing the door will not solve the problem if the cause of the damage is due to an inoperable intercom system. True the intercom system is not an “energy saving item”, but it is if providing a system the residents will use will avoid damage to the door and enable it to remain closed and secure.
CHS looks beyond the obvious and tries to provide a holistic solution that will result in cost effective energy saving measures. Not all possible energy solutions should be implemented. If the payback time is excessive, the measure is not recommended. CHS believes that all energy improvements should be able to pay back the initial investment in less than 75% of the expected useful life of the component.
